The Benefits of a Buyer Agency Agreement


Seriously, your life is far too busy without having to worry about the everyday hassles of a real estate transaction. Instead, I let you focus on your job, your family and your life, all while I do my job as your Realtor.

Understanding your must haves and wish list items in a home is a given, whether you prefer a large backyard or simply interior details like hardwoods vs. carpet. Bottom line, your real estate needs and concerns will always be considered first and foremost, and I will find only those homes that meet your specific criteria. Using an expansive resource pool to obtain the latest information on available properties, I can provide you with important details, such as: The seller is willing to pay closing costs, to purchase a home warranty for the buyer, or to offer additional allowances.

 After viewing a home property, tell me what you think! I am here to simplify the process and your honest feedback is very important. Likewise, I will always share with you my professional review of the home; whether or not I think it is overpriced and how this particular property compares to others in the neighborhood. I will always provide you with any and all information obtained about a property, guaranteeing you WILL find the perfect place to call home!

Common Home Buyer’s Concerns When Planning to Buy:

 1.    Who is the Agent on the real estate sign in the front of the house and can my Realtor show me homes that have other Realtors signs in the front yard?

Answer: The Agent (Listing Agent) on the sign in front of the house represents the seller and is contractually obligated to the Seller through a Listing Agreement. YOUR Agent (Buyer’s Agent) represents you through the Buyer’s Agency Agreement and will work on your behalf through the Listing Agent to negotiate a fair price. As your Realtor, I have access to all of the homes on the market that are listed with your local Multiple Listing Service (MLS) through Listing Agents. You may encounter For Sale By Owner (FSBO) signs as well. If you locate a For Sale By Owner, write down the address and telephone number and I can call the owner to set up an appointment. Again, as a Real Estate Professional, we can do a market analysis on the property and negotiate a fair price for the home. Often times, homeowners do not know the fair market value of their property and will ask a higher price than reasonable. Most FSBO’s will work with and prefer to work with Buyer’s Agents because they know that the Agent has an approved Buyer and will most likely close on the home.


2.    Will it cost more to have two Realtors involved?

 Answer:  No, there is only one commission paid for the sale of a home, which is split between two Realtors (the Buyer’s Agent and the Seller’s Agent).


3.    Do I have to pay my Realtor out-of-pocket?

 Answer:  No, your Realtor will be paid through their Broker, who receives the payment from the seller through the Listing Office at the time of closing.


4.    Will having two Realtors increase the price I pay for the home?

Answer:  No, your Realtor works on your behalf, negotiating with the Listing Agent (the Seller’s Agent) to achieve the best purchase price.


5.    What do I say to another Realtor if I run into one at an Open House?

Answer:  Anytime you run into another Realtor, whether it is at an Open House or wherever, it is best to say you are currently working with a Realtor and if at all possible, try refraining from providing personal details about your home buying endeavors. This is an important point to consider, especially in the event that your Realtor ends up having to negotiate with the same Realtor later down the road ? you definitely want to avoid giving the Seller’s Agent an upper hand!

Should you, in fact, like a particular property during an Open House, simply take the information provided, indicate you have a Realtor, walk through the property and if you have questions/concerns, write them down on your brochure to ask your Realtor later. This way, you avoid displaying too much enthusiasm or urgency so your Realtor can better negotiate on your behalf.

Again, by having a Buyer’s Agency Agreement with your Realtor, you can take ease in knowing that your interests will always be represented throughout the entire real estate transaction. Likewise, you will also have a true professional to answer any and all questions you may have.
