2441 Franks Way Lexington, KY 40509

2441 Franks Way is THE showplace amongst showplaces!
2441 Franks Way, a former Parade of Homes Showcase home will knock your socks off! Located in the West Wind subdivision in the Hamburg area of Lexington, Kentucky, this home is centrally located and is truly a one-of-a-kind residence. What I love most about this home is that you never know what to expect around every corner. Each room is full of surprises!

First and foremost, the location is ideal for those will are always on the go or travel for jobs. Located less than 3 minutes from 2- major interstate,  a major shopping and restaurant district, location is key. The home is also within walking distance to the movie theatre, elementary school and the neighborhood swimming pool. As my seller says "What is nice about this area of Hamburg (West Wind subdivision) is that you're in a quiet neighborhood and yet everything you need is right here." The beauty of this Lexington neighborhood is that you are within walking distance to the grocery, causal dining like Cosi and Qdoba and even nice dinners like Bonefish.

Before the owners purchased this home, they looked and looked all throughout the Lexington, Kentucky real estate market. They considered building and then they walked into this home during an open house. WOW! That is what this home says when you step foot into the entry! For them, they had found their home because this home featured everything a homeowner could ever want plus 100 times more added features and bonuses! And since they had spent many months researching the Lexington real estate market, they knew to build this exact home with all the added features, the cost would be well over $500,000.  As a showcase home, this home was loaded with cool features, modern technology for today and the future and truly offered great open living spaces. Today, the owner is offering up this wonderful home only because they are transferring due to work. Otherwise, this home would have never come back on the market and been offered to you!

Click the video below to walk with me through this beautiful home right now:

The home is nothing short of AWESOME! Dramatic 2-story entry w/ 19' coffered ceiling & hardwoods. 4 bedrooms, 4 full baths. Dining w/ custom faux painted trey ceiling. Kitchen has recessed dimmable lighting, granite, convection oven, butlers bar. Hearth rm w/ FP flows to kitchen. 1st floor master features fiber optic trey ceiling. Indoor/Outdoor audio system w/ landscaping rock speakers. Trex deck & Irrigation system. Pre-wired for theater, security. My new Lexington, Kentucky listing at 256 Towne Square Park is a jack-of-all trades and has endless living possibilities. This newer 3 bedroom 2 bath with hardwoods, stainless appliances, 2-car garage would pass the white glove test! Located in the Townely Park neighborhood here in Lexington, Kentucky, this home is sure not to be missed!

Townley Park is a neighborhood that has the feel of yesteryear and the charm of an older neighborhood. Townley Park is an example of new urbanism which is a mix of single family homes, town homes and commercial real estate within walking distance. The new urbanism concept is fairly new when it comes to newly constructed areas in the Lexington, KY area. It has so far been a huge hit and I'm sure we will continue to see this theme spread throughout Lexington and the rest of the United States.

The possibilities of 256 Towne Square Park are endless. Are you a good fit for this home and lifestyle?

*Looking for very little maintenance on a home? This home is 2 years new so if you are a first-time home buyer on a budget or someone coming from an older home, this may appeal to you since you will not have to constantly fix things and invest money back into the home right off the bat.

*Don't like yard work? You'll have no yard work to deal with as the HOA maintains the grounds. So if you are always on the go due to work, this home allows you to relax once you finally return from work

*Do you like the charm and feel of an older neighborhood, but desire a newer home? Come see 256 Towne Square Park today!! This home is the Craftsman style, like the old school Bungalows. This modern state-of-the-art home has the look and feel like of a home in a neighborhood from the 1920s but the inside has all the modern conveniences that you desire.

*Do you currently live in the Lexington neighborhoods of Kenwick, Ashland Park or Chevy Chase? If so, chances are you live in a Bungalow. Your home is like my listing on Towne Square Park. I am willing to bet you love your older home, but you see that it is becoming very expensive to maintain. How about a newer Bungalow in Lexington where you can get out and walk to shops and restaurants? Here is your chance to have the modern home, modern features and technology and still live in a neighborhood that feels like your much older neighborhood!

*Do you like one-level living? No steps here!

*Want a home where you can get out and walk/explore your neighborhood? Here at 256 Towne Square Park, you can get out and walk to shops, banks, stores, gym, restaurants. This is really the only neighborhood in Lexington I can think of that has newly constructed homes within walking distance of stores, restaurants, shops, etc.

*Do you want a home where the garage is not on the front of the home? Lucky you, this is your home! All the garages in this neighborhood are in the back of the homes. And with this being a newer home, what do you usually see in other newer neighborhoods in Lexington?  Most all areas in Lexington have garages on the fronts of homes. At Townly Park, you will not find a single garage on the front side of a home. Very unique!

*Looking for a home close the Airport or Downtown Lexington? Lexington Bluegrass Airport is less than 5 miles and Downtown Lexington is just 1.8 miles from this cool home pad!

Like what you see? Call me today before rates rise and the tax credit expires. You have exactly 30 days before the tax credit deadline. Don't miss out on *free money*!

My day started early as I met with some of my horse farm buyers and we toured the property on Carrick Road here in Lexington, KY. This property is conveniently located near several major horse venues including the Kentucky Horse Park, Keeneland Race Track and the Thoroughbred Center.

This 40 acre property is currently being used as a horse boarding facility and you will find 9 wooden-planked fields, with 8 having automatic waters. There are also two barns with 16 stalls total. A 3 bedroom ranch home would be a perfect place to house a farm manager. The land is laid out nicely with lots of rood frontage and the setting is simply perfect for construction of a nice estate home. Asking price on the farm is $878,000. (Farm is listed by Keller Williams Bluegrass Realty).

Are you looking for your next Kentucky Horse Farm? Call/text/email me today and I’ll put you on the fast track to finding that perfect Kentucky Horse farm for you! Call today for your farm hot sheet!

By far the most discussed resident in Versailles, Kentucky is the famous Castle! Sitting on 50.5 acres, a true castle exists in the middle of horse country. The castle "has been the subject of more speculation than any other building in the Bluegrass, and its a great fuel for the childs imagination," said 1997s The Insiders Guide to Lexington and the Kentucky Bluegrass.

And now, nearly 40 after its initial construction, the Kentucky Castle, now The Castle Post in Versailles just recently opened its oversized doors and allowed guests in for a sneak peak during a charity event. Take a look at the pictures, as www.kimsoper.com gives you a first-hand sneak peek of the Kentucky Castle!!

The castle was built in the 1970s by Rex and Caroline Martin. However, the Martins divorced soon after construction began and the castle was never occupied. When finished the castle was to have seven bedrooms and 15 bathrooms, an Italian fountain in the driveway, tennis courts and every amenity found in a true European castle. Sadly, the castle was never finished.

Castle for sale for over 20 years, but no one was allowed to see it!

In the late 1980s a small for-sale sign was placed on the main gate to the Castle, making it available on the Versailles real estate market. Hundreds called on the sign but no one ever received a return call. It is said that Rex Martin never really wanted to sell due to his broken heart. Both the City of Lexington and City of Versailles Chamber of Commerce say they have fielded more questions on the Castle than any other attraction in the area. In 2003, Martin died and the castle and land were purchased by Thomas Post, who wanted to remodel and finish the Castle as a Bed and Breakfast.

Fire erupts, town in shock!

Shortly after construction began in 2004, a fire erupted and damaged much of the Castle. Hundreds of residents, passersby and television crews watched as the Castle burned in flames. Post, vowed once again to rebuild the castle to all its glory. The Castle is now set to open in the spring of 2009 for overnight guests and parties. Many residents have been counting down the days just to get a glimpse of the inside as only a handful of people have ever been inside the structure during its dramatic history. The castle is a sight that has even caught the attention of Queen Elizabeth and celebrities such as Rock Hudson, Sylvester Stallone and Lee Majors. When completed, the castle will be a prime destination for Versailles real estate and a landmark for travelers passing through the area. It is a sight not to be missed for the world!

The Castle FINALLY opens!

And the days of waiting are over as the Kentucky Castle, AKA. now The Castle Post is set to open any day now.

Nightly room rates will start at a $1,000.00 per night and the Turret guest suites are $3,000 per night. Of course to use the entire facility for an evening, you’re looking at thousands of pretty pennies. The place is so worth it! There are hidden attractions all over the Castle. On the roof top, there is a large shuffleboard. In one of the Turrets, you have a bar, one Turret has a hot tub. Another one is used for a restroom and the Fourth one is not yet completed.

Interest in The Castle Post is extremely strong and will remain that way forever. I know as a Kentuckian my entire life, my Castle stories can be traced back to my early childhood as my family always passed the Castle on our way to Boyd’s Apple Orchard. Never thought I would ever be able to step inside a real castle right in my backyard! Thank you Thomas Post for bringing my childhood memories to life! We thank you for your devotion and love for our Castle!

Over the last day, I feel like I have truly stumbled on two sweet home buys here in the Lexington Kentucky real estate market. I have been calling and emailing every buyer I know looking in this price range, or simply looking for a unique home with a big sales tag attached to it!

Now both of these homes need some attention to detail. And I’m not just taking the small things like vacuuming and dusting. Both of these hidden jewels need some good ole fashion TCL and sweat. And if that is your game, one of these homes should be your new home court.

Listed for 249,900, this 3 bedroom sprawling ranch in the Tahoma Terrace neighborhood sits on nearly ¾ acre lot, probably worth as much as the asking price itself. Just minutes from Central Baptist Hospital and downtown Lexington, Tahoma Terrace is a sought-after older established Lexington neighborhood with large lots, tree lined streets and a picturesque setting of peace and quiet all neatly placed in the middle of the city. Located off of Nicholasville Road, this gem area is within walking distance to the University of Kentucky Arboretum. It has even been reported that one out of state buyer bought a home sight unseen, just to be in the neighborhood.

So I am sure you would agree with me on this diamond in the rough, it is a great location! The home still retains its beautiful oak hardwood floors. Your expense would come in the areas of plumbing and electrical, as it needs to be brought up code. The bathrooms and kitchen could also use a more modern touch. Recent improvements include new paint and the water proofing of the basement. I especially like the covered back porch, a good place to sip your Kentucky beverage of choice and listen to the birds sing. Homes on this street see values between 500,000-700,000 even on a rainy day. If you can do the work, you will appreciate this Tahoma beauty and your sweat equity will certainly pay off!

Listing Office: Keller Williams Bluegrass Realty

Fresh on the Lexington KY real estate market as of, oh, 5 hours ago, this 260,000 Andover Hills home can call itself the Price is Right! Homes of similar size normally hit the market with asking prices of 350,000 and above. Easy on the eyes, this charming 2-story has 5 large bedrooms and spans over 4,600 square feet. Situation on a walk up basement, you will have plenty of room to host those Kentucky Derby parties and all the fun events for the year. Andover Hills is located off of Todds Road. Andover is one of my favorite areas of the Lexington real estate scene. What I love so much about Andover is the real sense of community. There are a ton of children of all ages and every time I am in the area, kids are out in droves riding bikes, playing an old fashion game of hopscotch or out catching lighting bugs at dusk. This is a wonderful area to start and raise a family.

This Andover Hill abode has the community feel and all it needs is for you to give it a little makeover. New paint, carpet, and some minor detailing will go a long.

Listing Office: Rector Hayden Realtors

Stay tuned to my blog as later this week, I will provide you with the most important tips and things to look for before jumping in feet first on a fixer upper. Have any questions or interested in taking a live tour of one of these homes or any home on the Lexington KY real estate market? Call/text or email me anytime to setup your private showing. Greetings from here in beautiful Lexington, Kentucky. Today is a crisp 48 degrees. The sun is out and all the snow and ice are melted. It appears that spring is on its way. And it couldn’t come soon enough as Kentucky suffered its largest natural disaster with the ice storm just less than 2 weeks ago. During the ice storm I posted a blog on the Top 5 most talked about homes for sale in the Lexington, Kentucky area. I thought it would be a fun feature blog and something of interest to keep us entertained and well distracted as to what was happening weather wise outside. As we were stuck in our homes and cabin fever started to set in, I knew I had to create an entertaining piece.  Last week, my blog showcased the 4 other contenders. But today, I am bringing you THE ULTIMATE
most talked about home for sale in
Lexington, KY
. So get settled in your chair and read on my friends!
1. Paris Pike – Black Diamond Farm – $14,000,000
This is the most talked about home on the Lexington Kentucky real estate market!! And it has been the topic of discussion since it was constructed back in 1988. Who owns this place? It seems everyone wants to know and very few actually know. Over the years, I’ve heard all kinds of rumors. One rumor centered on Kentucky native Ashley Judd and her famous race car husband, who supposedly bought the home. When Hollywood came knocking and the movie Seabiscuit was filmed here in Lexington a few years back, rumors ran ramped that Hollywood mega star Toby McGuire bought the home. Unfortunately for you celebrity watchers, neither of those two bought this Lexington KY home for sale. But hey, it is for sale now….so there still is a chance!
The owner of the home is pretty low key for the most part, but when it comes to creating a true Bluegrass palace, they are not low key at all. This Federal style home is the most luxurious estate around. Boasting over 17,000 square feet and 63 acres, you are welcomed by a gourmet kitchen, elevator, pub, wine cellar, office wing and a library. Wait, there is more – an indoor pool, a 13,000 square foot pool house, a 4-car garage with two apartments, tennis courts, 20 stall barn, many ponds and waterfalls complete with the most luscious landscaping. The list goes on and on…and I really mean that. Just glancing at pictures of this home makes you want to see more, lots more. This home also has the ultimate Lexington location. Located on historic Paris Pike, the most expensive stretch of highway in the state, Black Diamond Farm is nestled in the heart of Kentucky Horse Farm country. The neighbors include: Gainsway Farm, Walmac, Elmendorf and Spendthrift. Location, location, location! This Lexington KY real estate dream home has everything for living a life of glitz and glamour. Folks, go buy a lottery ticket….this home is a must have! Listing Office: Justice Real Estate
Well, that completes our list of the Top 5 most talked about homes in the Lexington area. Did you see something of interest worth taking a peak? Or are you looking for something more specific? Either way, I can help. Whether you are searching for a turn-key horse operation, a dream estate or simply farm land, I, Kim Soper,  is your number one real estate partner. As a Lexington native, I know the ends and outs of Lexington Kentucky real estate and specialize in the beautiful horse farms or fine estate homes. Contact me today and let’s customize a plan of action to help you achieve your goals.

One of the most exciting parts of my job as a Realtor in the Lexington Kentucky real estate market is having the opportunity to explore first hand some of the most spectacular and priciest homes in the Lexington area. It seems like several times a week, someone will ask, “what is the most expensive home you have sold or been in?” Those are always fun questions because who doesn’t appreciate seeing a home so unique, that describing it truly seems like you are stepping into a fantasyland! As of today in Lexington, we have 49 homes on the market that are priced at one million and up. With our strong ties in the horse industry, some of the most notable farms on the gently rolling Bluegrass also feature some pretty cool home cribs! We have spectacular homes all over the Lexington real estate area, including smack in the middle of downtown Lexington and homes just minutes from major shopping districts and entertainment venues. I have explored many homes during my real estate days, but here are my Top 4 runner ups to the Lexington, Kentucky Most Talked about homes currently available in the Lexington, Kentucky real estate market.

5. West Second Street – Downtown Lexington, KY – $975,000

Anytime I see a historic landmark where a dedicated seller has taken the time and effort (and expense) to preserve a piece of our local history, they will always receive my stamp of approval. It is always more of a challenge restoring a home well over 150 years old. So many additional renovations costs…and of course bringing the home up to current building code on electric, plumbing and technologically, all comes with a hefty price tag. The end result is Wow!! This home located just Two blocks from downtown Lexington and a stone throw from the nation’s 16th oldest university, Transylvania University, is close enough to enjoy the city lights and
nightlife, but it is still far enough away that it is tucked into a tight knit downtown historical community. Built in 1839, this Greek revival recently underwent a 2 year renovation by a well know British architect. As the seller notes, “this home exhibits a modern sensibility and a concern for historic authenticity.” Without a doubt, the seller hit the jackpot with that statement. All parties involved in the historic preservation of this home made sure to incorporate all aspects, from the basic foundation, all the way to the top design layers to create a beautiful look on a classic piece of history. It is also unique to see a beautiful backyard with a sprawling swimming pool tucked in-between all the large historic residences. Truly a neat place to see! The historical significant and the dedication to preserve one of the true downtown gem’s in the Lexington real estate scene gives it a spot in the Top 5 list. Listing Office: Turf Town Properties

4. Lexington’s Prestigious McMeekin Place – Listed at $3,257,000

This stately Georgian home features 6 bedrooms and 10 baths and underwent a complete renovation that span over 2 years. Most Lexington residents will remember this home as the Lexington real estate stopping ground of former University of Kentucky basketball coach Rick Pitino. This fine Bluegrass estate, located on the crisp of Lexington’s sought after Chevy Chase neighborhood, features all the finest in amenities, including Leininger cabinetry, Amish rift sawn white oak floorings with brass inlay, the absolute finest in marble and granite, a theater room and an inground pool and pool house. It has been sold a few times since the post-Pitino days, but I foundly remember when Pitino called this place home before he split to the Boston Celtics in 1997. I remember reading an article in the Lexington Herald Leader which stated basketball fans would cruise by this home and collect a dirt sample from the front yard. Based on that alone, you know this place deserves a spot on my Top 5 list! Listing Office: Prudential A.S. de Movellan

Throw in his and her kitchens, a 2,000 square foot patio space, a 2-story waterfall and you will quickly see that the seller’s have built a special palace for entertaining like no one else in town! Let no mistake be made, On the Rocks is your premiere Lexington real estate for of your future entertaining. Listing Office: Rector Hayden Realtors, South

The creme of the crop in the Lexington Kentucky real estate market is my spectacular listing, Lexington’s Horse Haven Farm, was recently featured in the book Horse Farms & Horse Tales of the Bluegrass, by Wilma Clapp. In Clapp’s book, she profiles Kentucky’s most prestigious Horse Farms including Three Chimney’s, Calumet, Hamburg Place and Lane’s End. Clapp included a three-page spread on Horse Haven and noted it as one of the most technologically advanced farms around.

Here at Lexington, Kentucky's Horse Haven Farm, it truly is a haven for the horses. The barn is a 6,000 square foot heated and cooled facility designed to meet a horses’ every need. There are six 12 X 14 stalls and two 14 X 14 stalls. These spacious stalls are custom made of yellow pine, which as been stained and glazed for premium attractiveness. Truly, these are some of the most beautiful stalls you will find in any barn in the country. Each stall has a Nelson waterer, fly control commercial grade fan and a security camera. In addition, the barn features 2 wash bays, a central vac system, surround sound and an intercom system. There is also a place to pull in your horse trailer so it is covered from the winter weather. There is 2,200 square feet of finished space in the barn, which houses the kitchen, tack room, an abundance of storage and much more.

The farm has also been certified by the United States Department of Agriculture as a Certified Quarantined Facility. Many horse owners around the country will bring their horses to Horse Haven for rehabilitation after a surgical procedure. These owners have the benefit of checking on their horse 24/7 via the internet and feel at ease knowing their horse is well taken care of by the owners, who live on site, and the farm manager who is on the property daily. The property also consists of a 50-ft. Round Pen, 4-horse Odyssey walker, a 200’ by 100’ training arena and 4 paddocks, all of which allow the horses to regain their strength while having the option to undergo training while on site.
It was no shock to me that Horse Haven Farm was included in Clapp’s horse farm book. From the minute you step on the property, you know immediately that this is a facility offering the finest in horse care. The owners have taken immense pride in their work and truly have the horses best interest in mind. If you are in the market for a turn-key state-of-the-art horse facility, look no further. This facility would be a dream come true for the avid horse owner to call home! The farm is currently on the market and includes a beautiful home with over 5,300 square feet. The property consists of 20 acres of gently rolling Kentucky farmland and is just minutes from a major shopping district, schools, hospitals, equine facilities and downtown Lexington, Kentucky. It is listed at $2,895,000 and this honestly is a place where one can move right in, and not to have update or change anything in the home or barn.

This property was built for the future and comfort for both the residents and horses. Both the residence and the barn were meticulously executed by the owners, who thought of every detail to make it a true gem!

There are just so many features to this great haven. To see more pictures of the farm, the home and for more detailed information, visit my website www.kimsoper.com.
